Parking Lot Resurfacing vs. Replacement
Updated: Sep 22

What DFW Businesses Need to Know
If your parking lot is showing its age cracks, potholes, uneven surfaces, faded striping you're probably weighing two options: resurface it or tear it out and start over. The right call depends on what's happening beneath the surface, not just what you can see from the top. Here's how to think through it.
What Parking Lot Resurfacing Actually Means for DFW Properties
Resurfacing sometimes called an overlay means applying a new layer of material over the existing surface. For asphalt lots, this is a common approach. For concrete lots, resurfacing options are more limited and situation-dependent.
Resurfacing makes sense when:
The underlying structure (base and subbase) is still solid
Cracking is surface-level, not structural
The lot drains properly
There are no significant areas of settling or heaving
If the base is compromised, resurfacing is money spent on a temporary fix. Within a few years, the same problems surface through the new layer — because the cause was never addressed.
When DFW Parking Lot Replacement Is the Right Call
Full parking lot replacement means removing the existing surface entirely, assessing and regrading the base, and pouring new commercial concrete. It costs more upfront. In the right circumstances, it's the only option that actually solves the problem.
Replace rather than resurface when:
Large sections have failed structurally, extensive cracking, areas that flex under weight, or significant settling
Drainage is poor and water is pooling; a regrading of the base is necessary
The lot is approaching or past the end of its useful life
You're expanding the lot or reconfiguring traffic flow
In DFW, commercial concrete lots deal with the same expansive clay soil that affects residential foundations. A lot poured without proper base preparation or that has been neglected for years may look like a resurfacing candidate from the top but have a base that won't support another layer effectively.
Parking Lot Resurfacing and Replacement Cost Factors for DFW Businesses
Parking lot work is quoted by the job, not a simple per-square-foot rate, because the variables are significant. Factors that affect your quote include:
Total square footage
Current condition of the base
Drainage requirements and grading
Thickness of the new pour (commercial traffic may require 6 inches or more)
Demolition and haul-away if replacing
Striping, ADA compliance, wheel stops, and other finishing work
Free quotes are the starting point. Any contractor who gives you a firm number without walking the lot isn't giving you a real number.
DFW Parking Lot Replacement: Downtime and Business Continuity
This is the question most business owners ask first. Full replacement on a large lot means the surface is out of service during demolition and curing typically at least a week for a properly cured pour before vehicle traffic.
For businesses that can't close their lot entirely, phased work is possible. We can section off portions, complete the work in stages, and keep some of the lot accessible throughout the project. It takes longer overall, but it keeps your business operating.
