Concrete Cleaning: The Process, and When It's Worth It
A concrete driveway or patio does not have to look bad to be worth cleaning. Oil stains, tire marks, algae growth, and years of embedded grime are a normal part of any heavily used concrete surface in North Texas. The good news: most of that comes off with a professional cleaning, and the cost is a fraction of what replacement would run.
Midtex Services LLC provides professional concrete pressure washing and cleaning for residential and commercial properties across the Dallas-Fort Worth metro. We clean driveways, patios, sidewalks, garage floors, and parking lots. We also offer concrete sealing as an add-on to protect the surface after the work is done.

What Concrete Cleaning Removes
Concrete Cleaning for Driveways and Residential Surfaces
Residential concrete takes a lot of abuse. Vehicles drip oil and fluid, rubber tire marks accumulate over time, and in a DFW climate, algae and mold growth on shaded or north-facing surfaces is common. A garden hose does not touch most of it.
Professional concrete cleaning uses commercial-grade pressure washing equipment at the right pressure and temperature, with pre-treatment for oil and biological staining, to pull out what a consumer vehicle leaves behind. The result is a surface that looks the way it did when it was new. No replacement needed.
We clean driveways, patios, pool surrounds, sidewalks, walkways, and garage floors.
Concrete Cleaning for Commercial Properties
Commercial concrete surfaces face a higher volume of vehicle and foot traffic, heavier soiling, and more visible wear. Parking lots, storefronts, loading areas, and entry walks affect how customers and clients experience a property. A dirty parking lot or stained entry says something about a business that no amount of signage fixes.
Midtex cleans commercial concrete surfaces across DFW. For parking lots and larger areas, pricing is based on a site visit. Request a quote online and we will come out to assess the scope.
Concrete Cleaning Pricing
We keep residential concrete cleaning pricing straightforward. You should know what the job costs before we show up.
Residential driveways:
2-car driveway (16x16): $1,000
4-car driveway (16x32): $1,500
Commercial parking lots:
Pricing requires a site visit. Contact us for a quote.
Concrete Sealing
Sealing concrete after cleaning is the most effective way to protect the surface and keep it looking clean longer. Sealer creates a barrier that resists oil, moisture, and staining. The next cleaning becomes easier, or less necessary, than the one you just paid for.
We apply sealing as an add-on to any cleaning service, on the same visit, after the surface has dried.
Concrete sealing pricing:
2-car driveway (16x16): $500
4-car driveway (16x32): $750
Commercial parking lots: Require a site visit for pricing.
If your concrete is clean but unprotected, sealing alone is also available. Ask about it when you request your quote.
How the Concrete Cleaning Process Works
Step 1: Concrete Cleaning Quote and Surface Assessment
For standard residential driveways, pricing is set and the quote is fast. For larger or more heavily soiled surfaces, or any commercial work, we will visit the site and give you a firm number before any work begins.
We will also give you an honest read on what to expect. Deep oil stains and concrete etching can be permanent, and we will tell you upfront if there is anything the cleaning will not fully address.
Step 2: Pre-Treatment for Concrete Cleaning
Heavy staining gets pre-treated before the main cleaning begins. That includes oil, grease, rust, and biological growth. Pre-treatment breaks down the soiling at the surface level so the pressure wash removes it more completely.
Step 3: Pressure Washing
We use professional-grade pressure washing equipment sized for the job. Pressure, heat, and cleaning agents are matched to the concrete type and the level of soiling. Strong enough to remove embedded grime, controlled enough not to damage the surface.
Concrete cleaning done with the wrong equipment or at the wrong pressure can etch or roughen the surface. After 30 years of work in the DFW market, we know what North Texas concrete responds to. We have seen every condition this climate and these soil types produce.
Step 4: Inspection
After washing, we walk the surface with you. Most staining comes out completely. We will point out anything that did not and explain why, so there are no surprises about what you are left with.
Step 5: Concrete Sealing (If Included)
If you added the sealing service, we apply sealant after the surface has dried. The sealant bonds to the clean concrete and creates a protective layer against future staining, water infiltration, and surface wear.
Is Concrete Cleaning Worth It?
For a surface that is structurally sound but visually worn, cleaning is almost always the right answer. The cost of cleaning is a small fraction of the cost of concrete replacement, and a professionally cleaned surface can look new again for years. Sealing after the cleaning extends those results even further.
The clearest case for cleaning: a driveway that is not cracked, heaved, or failing, but stained from vehicle use or discolored from algae or mold. That is the ideal candidate. The cleaning removes what a hose cannot, the sealing protects what is underneath, and the concrete lasts longer than it would without either.
If the concrete does have structural problems such as significant cracking, spalling, or settled sections, cleaning will not fix those. Midtex handles residential concrete repair and replacement as well. If you are not sure whether to clean or replace, ask us. We will give you a straight answer.
